Use a Real Estate Agent Even After Finding Your Perfect Home

With the vast amount of real estate information available online, some home buyers choose not to hire a real estate agent at all. While you may succeed in finding a home, an agent is extremely helpful in the negotiation process. He or she also helps to ensure you don't miss relevant legal documentation or paperwork which could cause trouble later.
A good real estate agent can have years of experience in a local area and may know what the best neighborhoods are just from your description of your ideal home. In addition to their ability to find more listings and efficiently narrow things down, agents stay informed about current developments in a neighborhood, which may be difficult for home buyers not from the area.

Use Multiple Search Engines When Searching for a Home

Don't rely on a single search engine or a few listings to find possible homes. All homes of interest are not necessarily listed on these sites, so this may eliminate many prospects from the search. This is also where a real estate agent can be useful.

Don’t assume because you read in the newspaper


Now is probably a pretty good time to be a home buyer. No one can tell you for sure if the real estate market has bottomed out but prices are much lower now than they were in 2005. Real estate has gone back to be a long term investment.

Manage your expectations – We all want that $500,000 home for $300,000 but a discount like that just won’t happen (aside from the rare exception). Don’t expect to find it. The real estate market is pretty efficient so properties sell for about what they are worth.

Be Prepared – The first thing you need to do is get prepared. Let’s say a smoking hot deal comes up and you have not been pre-approved for a mortgage and buyer #2 has arranged financing. With all else equal who do you think the seller wants to work with? Most likely buyer #2. Get pre-approved for financing or be prepared to show proof of funds. Work with a great Realtor – The home buying process can be much easier if you are working with an experienced, professional Realtor. New agents that are hard working can be great to work with as well.

Learn the real estate market – When a great home at a great price comes on the market how will you know it is a great price if you do not know the market? You most likely won’t. Sit down with your Realtor, establish a budget and make a list of the neighborhoods and areas that you like best. Take a look at what is for sale in those areas as well as what has recently sold. This will give a good understand of the market. When a good deal comes on the market you can now identify that it is a good deal.

Be quick – Don’t assume because you read in the newspaper that the real estate market is bad that you can take your time in viewing new listings. When something comes on the market get over to look at it as fast as you can. Most sellers overprice their homes from day one but occasionally a seller is smart and prices it right on the first day. Be sure to find that seller before anyone else. Follow these 5 tips and you stand a better chance of a finding a great home at a great price.

Before you go looking new construction ask yourself two questions. • The first step in finding the right home, is knowing what you can afford to pay for it. Get pre-approved don’t guess. • A good question to ask is, "Who will represent me?" First and foremost you should have someone on your side to represent you and only you.  

Make sure on your first visit to Builder’s project (Your Realtor® Needs to register you during your very first visit.) the sales agents at the community are employees of the builder project. The sales rep represents the Builder and not you.

I spent over 20 years in management and customer service.Working with people, whether they were staff members or customers, have given me a strong background in finding solutions to the many challenges that would arise. This has made moving into real estate a very natural transition.
I was born and raised on Oahu.
My parents came from the Big Island. Growing up, my parents instilled the Golden Rule in me and I still follow that today. My husband, Don, and I raised our son with the same values. We’re proud to say that he has grown into a fine young man. He is a pilot in the Air Force with a beautiful family of his own.
In my free time,I really enjoy music
whether it’s listening to it or playing and singing with family and friends. We have ukulele and guitar players and we play Hawaiian songs as well as good old oldies rock and roll. Going out to dinner and the movies is another favorite pastime. I also believe in giving back to the community and I volunteer in activities like Recreation Day for Foster Kids, Clean Up Day at the elementary schools and planting gardens at the YWCA.
